Hays commissioners will review final plat for Pteranodon Addition at city tree farm site
The Hays City Commission will review the final plat for the Pteranodon Addition during its work session at 4 p.m. Thursday, Nov. 5, at City Hall, 1507 Main St.
The city-owned tract sits near 22nd Street and Commerce Parkway, just south of Interstate 70. The proposed plat includes one lot of 21.778 acres.
The property was originally a rest stop along I-70. When the Commerce Parkway interchange was installed and the rest stop removed, the land was deeded to the city, and for the past several years it has served as the Parks Department's tree farm.
A current city project to bring water and sewer to the Exit 161 addition, across and north of I-70, has created the opportunity for the property to be developed, a staff memo from Planning and Development Superintendent Curtis Deines says. The land was rezoned from Agriculture District (A-L) to Light Industrial District (I-1) in December 2025.
Platted access controls run along Commerce Parkway and the I-70 right-of-way, so the only access to the property would be from 22nd Street along its south side.
City staff and the Hays Area Planning Commission, which considered the plat Oct. 19, recommend approval as submitted. Director of Public Works Jesse Rohr is listed as the department head responsible for the item.
